Selling a house is a big job. Between organising the real estate agent, getting the property photographed, packing and planning the move, there’s always something that gets left until the last minute.

And quite often, it’s the rubbish.

That old sofa in the garage, broken furniture in the spare room, boxes you’ve been meaning to sort through and garden waste down the side of the house can all add up.

If you’re preparing to sell in Brisbane, Logan, Redcliffe, Redlands or Ipswich, here are seven things worth clearing before your property goes on the market.

1. The Garage and Carport

Garages tend to become the place where everything gets stored until we decide what to do with it.

Old shelving, broken furniture, empty boxes, unwanted tools and years of accumulated household items can quickly fill the space.

Clearing these things away makes the garage look more spacious and allows potential buyers to see how much room is actually available.

You might be surprised how much difference a simple garage clean-out can make.

2. Old Furniture You Won’t Be Taking

Moving house is a good opportunity to decide which furniture is worth keeping.

Perhaps the old lounge won’t fit in your new home, the mattress needs replacing, or you’ve been hanging on to a wardrobe that nobody uses.

Bulky furniture can be awkward to move, particularly when stairs, narrow hallways or heavy items are involved.

At 1300Clearout, our Full Service team can collect unwanted furniture from inside the property and load it onto the truck.

3. Garden Waste and Outdoor Clutter

First impressions start before buyers walk through the front door.

Overgrown garden beds, piles of palm fronds, old pots, broken outdoor furniture and unused building materials can make an otherwise lovely property look untidy.

This is particularly important for homes with large yards, side access or outdoor entertaining areas.

A good outdoor clear-out helps buyers see the space rather than the things left behind.

4. Spare Bedrooms and Storage Areas

Most homes have at least one room or cupboard that becomes a storage area.

It might be full of old exercise equipment, children’s furniture, unused household appliances, boxes or belongings that haven’t been touched for years.

The problem is that buyers want to see the size and potential of each room.

Removing unwanted items before the photographs are taken can help rooms feel more open and easier to imagine living in.

5. Leftover Renovation Materials

Have you completed repairs or renovations before putting your property on the market?

It’s common to have leftover timber, old fittings, packaging, carpet offcuts and other materials stored in the garage or yard.

Once the work is finished, it’s worth dealing with these leftovers so they don’t distract from the improvements you’ve made.

Different materials have different disposal requirements, so send us photos of anything you’re unsure about and we can confirm what we’re able to collect.

6. Rubbish Left Behind After Moving

Even the most organised move tends to leave a few things behind.

You might have empty packing materials, damaged furniture, old rugs, unwanted shelving or household items that won’t fit in the new place.

Rather than spending your final days making repeated trips to dispose of everything, you can arrange for the remaining unwanted items to be collected.

Our Load & Go service is a practical option when everything has already been gathered in an accessible area such as the driveway, garage or carport.

7. The Final Check Before Settlement

Once the removalists have finished, take one last walk around the property.

Check:

  • The garage and garden shed
  • Behind the house and along side pathways
  • The laundry and storage cupboards
  • Under stairs and outdoor entertaining areas
  • The driveway and carport

Make sure anything that isn’t part of the sale has been removed.

The Queensland Government advises that sellers should leave their property vacant and clean at settlement. Your own contract may have specific requirements, so check with your conveyancer or solicitor.

When Should You Book Rubbish Removal?

Ideally, don’t leave everything until settlement week.

There are two particularly useful times to arrange a clear-out:

Before property photographs and open homes: Remove accumulated rubbish, bulky furniture and outdoor clutter so the property can be presented at its best.

After moving out but before settlement: Arrange collection of anything that isn’t coming with you and needs to be removed before the new owners take possession.

Planning ahead gives you one less thing to worry about during an already busy time.
